ABOUT THE ROLE 
We are seeking a highly qualified individual to serve as a Leasing Manager for The Amp at Flat 9. This is a brand-new mixed income property in the Roxbury neighborhood of Boston, MA and located just a short walk from the Ruggles T stop! This individual will be a bright and dynamic leader with hands-on experience.  The Amp at Flat 9,  will include 172 apartments in a 12-story building, including approximately 9,000 square feet of ground-floor commercial retail and shared community space, roof decks, fitness and other shared community amenities, and landscaped outdoor space.
ABOUT YOUR IMPACT
  • Perform marketing and leasing activities directed at attracting qualified rental applicants and signing them into leases
  • Develop and execute marketing and leasing plans that include demographic examinations of target markets, media selection, and media content
  • Conduct quarterly leasing surveys of competitor communities
  • Create marketing best practices related to resident retention
  • Oversee all marketing outreach initiatives, traditional media content and placement as well as social media development and distribution
  • Oversee completion of daily leasing tasks by team, including delegating work, reviewing work, and maintaining deadlines
  • Work closely with maintenance personnel to help ensure available units are ready at all times to meet rental demand
  • Assist the team in enhancing the property’s curb appeal and leasing path to the office
  • Build strong relationships with community entities/partners, such as the Chamber of Commerce, elder-centric organizations, banks, medical facilities, places of worship, community centers, restaurants, hotels and retail stores
  • Host meetings of local community organizations at the property
  • Work collaboratively with the Community Impact Manager and Community Impact Coordinator on resident related items
  • Execute marketing programs that increase awareness of available units and the property (e.g., an effective direct mail program, a referral program, advertising, social media, etc.)
  • Respond to inquiries from residents, applicants, guests, vendors, and employees, and escalate as appropriate
  • Handle residents’ complaints and concerns in an efficient and timely manner
  • Work effectively with site staff to maintain a viable and current wait list of applicants
  • Provide training to site staff on effective “show, sell, and close” techniques to attract and retain qualified tenants.
  • Maintain applicant and resident files in compliance with internal and regulatory guidelines
  • Responsible for showing apartments to prospective residents
  • Draft correspondence, make photocopies, scan and fax documents, and perform other clerical functions
  • Perform data entry into company databases capturing resident, property, and payment information
  • Provide excellent customer service and attention to detail
  • Keep up to date with local attractions, restaurants, and events to provide information to residents
ABOUT YOU
  • 3 years of related experience
  • Bilingual In Spanish
  • Relevant experience with Market Rate leasing
  • College degree in marketing or related field preferred
  • Possess strong oral and written communication skills
  • Excellent customer service skills
  • Strong administrative and organizational skills
  • Proficiency in the use of computers including Word, Outlook, and Excel
  • Experience with Yardi or similar system preferred
  • Ability to work periodic overtime and flexible hours
