Job Description

 

Boston Communities is seeking a motivated addition to a rapidly growing team to assist with the development of affordable and mixed-income ownership and rental housing in Massachusetts and Connecticut. The ideal candidate will be detail-oriented, self-motivated, collaborative, and open to a flexible work environment. 

 

Hours: Full-time
Location: Boston, Massachusetts
Start Date: February / March
Compensation: Base salary commensurate with experience, plus bonus, health benefits, flexible work schedule, and 4 weeks of vacation / personal time off.

Responsibilities:

The Associate or Senior Associate will work through every phase of the real estate development process from acquisition through lease up or sale under the direct supervision of the firm’s Principals.

  • Acquisitions – help draft and review purchase LOIs, purchase options, RFPs, and partnership agreements for new development opportunities 
  • Predevelopment – manage the team of architects, engineers, attorneys, and consultants to forward developments through the design process, funding, and towards financial closings
  • Financial modeling – underwrite financial feasibility, analyze various financing options, model draw schedules and operating proformas, and help determine the ideal capital stack
  • Permitting – meet with local governments and neighborhoods, coordinate permitting submissions, designs, consultants, and attorneys, and gather support for development proposals
  • Applications – coordinate architects and consultants, draft narratives, and assemble applications for public resources
  • Design – manage the design team, review plans, and work with local governments on design review
  • Financial closings – work through state and local closing processes, review loan and partnership documents, and help manage the closing process
  • Construction – attend job meetings, review requisitions, and help approve change orders
  • Lease up and sales – work with the property management team or marketing team to lease up or sale homes once construction is complete
  • Operations – assist in the growth of the overall organization as an early member of a quickly growing team

 

Requirements:

  • 1-3+ years of work experience in a related field with a preference for experience submitting tax credit applications and closing on affordable developments 
  • An ability to manage, track, organize, prioritize, and account for multiple tasks in a high-paced environment
  • A detailed understanding of underwriting and financial modeling
  • Familiarity with real estate designs or an understanding of the real estate construction process
  • Familiarity with affordable housing financing tools, which may include Low Income Housing Tax Credits, tax exempt bonds, HUD, Fannie Mae, or Freddie Mac loan products; federal, state and/or local housing finance programs, and/or Section 8 or other rental assistance programs
  • Proficiency in Microsoft 365, including Word, PowerPoint, and Excel
  • Ability to travel, visit job sites, and work in a flexible environment
