About the Opportunity

Are you ready to make a real impact in the world of affordable housing? Preservation of Affordable Housing (POAH) is looking for a driven and dynamic Project Manager to join our Boston-based Real Estate Development team. In this role, you’ll have the unique opportunity to oversee multiple developments from start to finish, with the guidance and support of one of POAH’s senior development leaders. As a Project Manager, you will be instrumental in transforming communities, from the acquisition of properties to the completion of construction and lease-up, ensuring that each project is financially sound, well-designed, and effectively managed.

 

Key Responsibilities

  • Project Vision and Execution: Identify and seize project opportunities, defining the scope and setting the stage for successful development.
  • Financial Strategy: Work with your team to determine the financial feasibility of projects, ensuring that every step is aligned with POAH’s mission and financial goals.
  • Team Leadership: Assemble and lead a team of top-notch professionals—architects, engineers, real estate brokers, lawyers, and contractors—coordinating their efforts to bring your projects to life.
  • Community Engagement: Collaborate with consultants and community stakeholders on master planning, design, and permitting. Present your project plans to residents, neighbors, public agencies, and other key groups, ensuring that all voices are heard.
  • Budget Management: Take charge of the project budget, tracking costs, analyzing financial performance, and resolving any budget shortfalls to ensure financial objectives are met.
  • Design and Construction Oversight: Monitor design and construction activities, ensuring compliance with local building codes and integrating principles of sound property management.

 

Experience & Knowledge

 

We’re looking for candidates with at least 2 years of relevant experience and a solid understanding of:

  • Affordable Housing and Community Development: Deep knowledge of affordable housing regulations and financing, with the ability to navigate this complex landscape.
  • Project Promotion: Experience in conceiving projects and promoting them to diverse audiences, including community-based and tenant organizations.
  • Mixed-Income and Mixed-Use Development: Hands-on experience with mixed-income, mixed-use development, and master planning.
  • Deal Structuring and Closure: Proven track record in structuring, negotiating, and closing deals, with a strong understanding of both public and private financing.
  • Design and Construction Management: Expertise in managing multi-family construction and rehab projects, from design through to completion.
  • Budget Oversight: Ability to establish, monitor, and achieve development budgets, ensuring projects stay on track financially.
  • Regulatory Compliance: Familiarity with the regulatory issues related to real estate development.
