About the Opportunity: Project Manager (or Senior Project Manager)

Are you ready to make a real impact in affordable housing development in Boston and beyond? POAH (Preservation of Affordable Housing) is looking for a driven and dynamic Project Manager to join our Real Estate Development team. In this role, you'll be at the forefront of transforming communities, overseeing multiple developments from acquisition to the completion of construction and lease-up, including financial analysis, design and construction, and transfer of the completed project to the property management function. This will include:

  • Identifying Opportunities: Identify project opportunities and define project scope.
  • Financial Feasibility: Assess the financial viability of projects in collaboration with our team.
  • Team Management: Assemble and manage a team of professionals including architects, engineers, lawyers, and contractors, ensuring seamless coordination.
  • Community Engagement: Work closely with consultants and community stakeholders on master planning, design, and permitting. Present project plans to residents, neighbors, public agencies, and other groups.
  • Budget Management: Establish and manage the project budget to achieve projected financial objectives, track costs, analyze and resolve budget shortfalls.
  • Design and Construction Oversight: Monitor design and construction in the context of local building codes, efficiency, and the principles of sound property management.
  • Financial Closings:  Orchestrate a complex financial closing of layered debt and equity resources to fund the necessary improvements and associated soft costs. 

Experience & Knowledge

We're looking for candidates with:

  • At least 5 years of relevant experience in affordable housing and community development.
  • Strong knowledge of mixed-income, mixed-use development, and master planning.
  • Experience in deal structuring, negotiation, and closure.
  • Proficiency in financial analysis and budget management, including public and private financing and transaction structuring and establishing, monitoring, and achieving projected development budgets
  • Familiarity with real estate regulatory issues.
  • Ability to conceive projects and promote them to diverse audiences, including community-based and tenant organizations.

You should be able to:

  • Lead diverse teams effectively.
  • Communicate persuasively both verbally and in writing.
  • Conduct financial analyses using spreadsheets.
  • Deliver compelling presentations using tools like PowerPoint.
  • Manage multiple tasks and deadlines efficiently.
