Job Summary:
This is a responsible position that performs duties of property management and related administrative work. The incumbent is responsible for managing assigned properties and implementing management procedures in accordance with well-defined policies and regulations of the agency. The incumbent works closely with SHA maintenance and modernization staff, residents, and community organizations to provide safe and sanitary housing.
Supervision Received:
Receives direct supervision from the Director of Admissions, Occupancy, and Compliance for whom he/she prepares reports weekly and with whom he/she consults, on an as-needed basis relative to problem interpretation of established regulations, policies, and legal matters.
Principal Duties:
- Responsible for tenant recertification and review of all continued occupancy forms.
- Supervises the collection of rents, service charges, legal, and other fees.
- Prepares eviction notices following a well-defined and established procedure.
- Reviews and analyzes financial needs for the fiscal year and includes them in yearly budget requests.
- Interview and orientate prospective tenants and show apartments.
- Performs or works closely with inspectional services to ensure all provisions of the lease are being followed in the household.
- Monitors the preparation of all vacant apartments for rental.
- Responsible for the preparation and maintenance of all required reports and office records.
- Monitoring of project buildings, grounds and areas for cleanliness and general maintenance to provide a healthy atmosphere for residents and the community.
- Attends meetings with resident groups and stakeholders to understand the needs of residency and the developments.
- Other duties of the class, as assigned.
Knowledge, Skills and Abilities Preferred:
- 2-5 years previous experience in property management.
- Multi-Family, Public Housing, and/or Housing Tax Credit experience, preferred.
- Proficient in Microsoft Office.
- Ability to work independently and collaboratively.
- Strong verbal and written communication skills.
- General knowledge of property maintenance and management.
- Ability to read and interpret leases.
- Ability to perform mathematical computations.
- Ability to maintain effective communications with staff, residents, and community service organizations.
- Ability to prepare clear and concise reports.
- Ability to give clear and concise written or oral instructions.
- Knowledge of modern office and bookkeeping procedures.
- Ability to plan, assign, review and coordinate work and programs.
- Ability to work in a fast-paced environment.
Preferred candidates will have:
Knowledge of the principles and practices of Multi-Family, Public Housing, and/or Tax Credit properties; property maintenance and management. Solid math and communication skills. Knowledge of PHA-Web software is highly desirable. Must possess a valid Mass. Driver’s license.
Job Type: Full-time, 35 hours per week
Bargaining Unit: Chapter 3, National Conference of Fireman and Oilers, 32BJ/SEIU
Salary: Commensurate with experience and negotiable to a maximum of $79,226.
