POSITION SUMMARY
BCDC seeks a highly motivated and detail-oriented Project Manager (Part-Time Contractor) to support and lead affordable housing and community development initiatives. The Project Manager will report to the Executive Director and play a key role in advancing real estate development projects from concept through completion. This is an independent contractor role, expected to be approximately half-time (about 20 hours per week). The contractor will operate with a high degree of autonomy while coordinating closely with BCDC leadership.

SCOPE OF WORK
Real Estate Development
Manage affordable housing development projects through all phases, including:
Feasibility analysis and site acquisition
Financial modeling and project budgeting
Securing public and private financing (e.g., LIHTC, grants, loans)
Design development and permitting
Construction oversight and project closeout
Project Coordination
Coordinate with architects, engineers, contractors, legal counsel, and consultants
Track project timelines, milestones, and deliverables
Ensure compliance with regulatory and funding requirements
Financial and Administrative Support
Assist in preparing development budgets, pro formas, and funding applications
Monitor project costs and financial performance
Support reporting requirements to funders and partners
Community and Stakeholder Engagement
Participate in community meetings and public processes
Support outreach to residents, stakeholders, and local officials
Help ensure projects align with community priorities
Organizational Collaboration
Coordinate with BCDC staff and partners as needed
Support strategic initiatives and special projects
Provide periodic updates to the Executive Director and Board as requested

QUALIFICATIONS
Required
Bachelor’s degree in real estate, urban planning, public administration, finance, or related field
3–5 years of relevant experience in affordable housing, real estate development, or community development
Strong project management and organizational skills
Ability to work independently and manage multiple priorities
Excellent written and verbal communication skills
Preferred
Experience with affordable housing finance (e.g., LIHTC, HOME, CDBG)
Familiarity with Massachusetts permitting and housing programs
Experience working with nonprofit organizations or public agencies
Proficiency in financial modeling tools (e.g., Excel)

COMPENSATION
Commensurate with experience and scope of work
Estimated level of effort: approximately 20 hours per week
Contractor is responsible for all taxes, insurance, and business expenses unless otherwise agreed
No employee benefits are provided

TERMS OF ENGAGEMENT
Independent contractor relationship; not an employee of BCDC
Expected level of effort: approximately 20 hours per week (flexible)
Contractor will manage their own schedule, subject to project deadlines and coordination needs
Initial term and scope to be defined in a separate contract agreement

WORK ENVIRONMENT
Work will be a mix of remote, on-site meetings in Brookline, and project site visits. Some evening meetings may be required.

REPORTING RELATIONSHIP
The Project Manager Contractor will report to the Executive Director and coordinate with relevant staff, consultants, and stakeholders.
